The MLS, or Multiple Listing Service, is a database of properties for sale. It is only accessible to members of a local real estate association or board, typically real estate agents and brokers. Members can list their properties to market them to potential buyers represented by another member.
This means that if you want to sell your property yourself, the MLS is probably not an option. The good news is that websites like Zillow (which also shows MLS data) will allow you to list your property with them, giving you good exposure.
Data that may be found on the MLS but not on Zillow includes:
- Sold price: In some states, the MLS will include the sold price of a property, which may not be available on Zillow.
- Agent-only notes: Some agents may include notes in the MLS about a property, such as the condition of the property or any issues that came up during inspections.
- Off-market listings: The MLS includes coming soon listings, which may not yet be available on Zillow.
